Today was a real lightweight day at the Valley Marketing Association in Pleasanton, CA. Roy Dronkers and I weighed in after three weeks on our weight loss programs. Between us, we've lost about 15 pounds. The pressure is building though, I'll have to "Sweat to the Oldies" to put the screws to Roy.
Chi Nguyen, a Stanford sophomore, was a special guest of ours today at Tommy T's. Chi is an accomplished musician that established Viet Nam Youth Projects.
Viet Nam Youth Projects, the brainchild of Chi and Truc Nguyen, is a series of fundraisers to support children in Viet Nam. Working among the San Francisco Bay Area communities, we're stimulating awareness about global poverty and the cultural connection that persists between the United States and Viet Nam.
Join Chi this Sunday for her 8th Annual Children's Benefit Concert at the Amador Theater 2pm.

It was a great turn out for this week's meeting of the Realtors® Marketing Association at the San Ramon, CA Community Center. The RMA is comprised of Realtors, real estate agents and other professionas associated with the real estate industry in Alamo, Danville and San Ramon, CA.
Roy Dronkers, seen here, president of the Valley Marketing Association serving Pleasanton and Dublin showed up today. If you look closely, you can see that he is not napping, but taking notes to help him improve his game!

The McDiscounts are at it again. A big obnoxious postcard arrived the other day crying out Seller Saved $$$$$$. Well like I said in the post previous to this one - you can make a case for anything. In this case the - we saved $$$$ - figure is based on the difference in commision at time of sale.
It certainly doesn't take into consideration the costs of having this empty house sit on the market for seven months and the money the seller had to pay for taxes, insurance, utilities, mortgage, and etc. It didn't figure the cost in terms of the sellers time to sit the open houses as McDiscount doesn't do that.
I watched this property follow the market down, lowering the price, $10K here and $10K there for a total of about $50K off of the original $600K price. In my opinion, this house could have been sold 7 months ago in September if it had been priced right to begin with. The seller could have paid a full 6% commission and still had more money in his pocket than he saved with McDiscount.

California Foreclosures Near All-Time Low is a headline that seems ludicrous given all that we are hearing in the news these days. But, if you look at the historical data this statement is truer than California Foreclosures Near All-Time High.
The point being that statistics and headlines can be manipulated to create whatever story you want. This graph shows California foreclosures from 1974. If I cut the data from 1974 thru 1990 out of the graph, I could say California Foreclosures at 15 Year Low.
The green line represents foreclosures. The yellow line represents deliquancies. It seems that deliquancies with mortgage payments are even nearer to all time lows than foreclosures.
But, this data is from the entire state of California. If you plotted the data for the Los Angeles basin and compared it to the data from the San Francisco Bay Area, it would probably look very different.
If you're looking to buy, sell or invest in real estate, what matters most is local data and market trends. National, state and regional data can be helpful, but what's most important is what's happening in your neighborhood.
Professional real estate agents that follow their local markets closely know that even within the community, there are certain neighborhoods that fare better than others. Many of the real estate sites we visit have little or no information about real estate market trends or conditions. I was out walking the neighborhood today handing out baseball schedules and talking to people about San Ramon real estate. In the left column is the schedule for the Oakland A's and in the right column the schedule for the San Francisco Giants.
That's our "sellers" business card at the top. You just peel and stick a card on. The blue in the card and the schedule are such a good match, you can't tell they're different print jobs from different companies.
I say our sellers card because we have a card for sellers, one for buyers and one for people in the real estate industry - blue, red, tan - backgrounds to make it easy for us to just grab one for the appropriate situation. Each card has something different on the back.
Along with the schedule, we hand out a postcard that points out the real estate market stats and trends that are available on our website.
I rang Dave Chavez's doorbell. He took a schedule, but didn't know of anyone needing help to buy or sell a house. Dave is the Repair Manager at Sierra Roofing in Dublin, CA.
