Is a New Wave of Foreclosures About to Hit the Bay Area?

foreclosure-signHere is the back and forth recent email between a mortgage broker and an REO Sales Rep at one of the big banks in the area:

Mortgage Broker: What’s the status of this property…

REO Sales Rep: …  Just wanted to give you a heads up…. It’s starting to get busy.

Mortgage Broker: Did you release some homes?

REO Sales Rep: I know we got more than usual back today. I spoke to another team and they got a bunch back yesterday too. So it looks like the ones that have been trying to get modified are finally going to sale.

Mortgage Broker: So you get them pre foreclosure and then have to do cash for keys?

REO Sales Rep:  No – We get them post foreclosure. There have been a lot of postponements because we are trying to modify. 80% of the modifications are going to come back. After the sale date (at courthouse steps), we hire Realtors to check the property for vacancy. 50/50 chance that the prop is vacant. If not vacant we try to negotiate cash for keys… If that doesn’t work – we evict. Which can take a whole year sometimes

The Banks Love You

housing-crashReading the media ads and coverage would have us believe that the banks love us and are bending over backwards to help homeowners. Does anyone seriously believe that the senior staff at any of the big banks are sitting around talking about how to help homeowners? A quick reality check will tell you what they are discussing – raising your credit card interest rates, adding more fees to their services and canceling or lowering credit.

Why are banks modifying loans that are going to come back to them in foreclosure? As the old adage says – follow the money. After all, that is what the execs are really discussing – how to have the general public bail them out and return them to profitability.

Too cynical? I think not.

danville swan ramon realtorsHarper Mees & Associates is a partnership comprised of five principals and several support staff which includes Tracey & Craig Harper (husband & wife), Ginny & Paul Mees (husband & wife) and John Harper (Craig’s brother). The team was born out of the business philosophy presented in Gary Keller’s book The Millionaire Real Estate Agent that lays out a distinct plan and road map on taking your real estate business to the next level.

Craig explained that the two teams (The Harper Team and The Mees Team) came together as a result of recognizing that we had similar business goals and similar marketing and operational strategies yet our skill sets and expertise were varied and diverse. Recognizing that having a team of Realtors who had the variety of skills necessary to run their own real estate business individually, yet were each specialized within certain areas, made for a very synergistic business relationship.

The two teams came together almost two years ago and have repeatedly won numerous awards including Top Listing Team and Top Producing Team. In addition to being Realtors, several of the team members are certified as Luxury Home Specialists, Real Estate Collaborative Specialist in Divorce (RCS-D), and Certified Pre-Foreclosure & Short Sale Specialist (PSC).

It is this team spirit that is not only part of Harper Mees & Associates, explains Tracey Harper, but is so prevalent within the Keller Williams corporate culture. We believe the old adage that “together we achieve more” and have incorporated this philosophy into our value statement: “Our TeamWork Makes Your Dream Work…Guaranteed!”. The team has become recognized as an innovator and leader in online marketing and pursuing new technologies and marketing strategies in representing clients in marketing their homes and helping buyers find their dream homes.

In addition to their real estate business each team member is involved in various outside activities. Tracey grew up in Pleasanton and her son graduated from San Ramon Valley High in Danville. She is an avid gardener and loves to spend time in the yard landscaping. She also works with the San Ramon Valley Newcomers Group supporting their website and club activities. John Harper is the techie of the group and when not promoting properties and their team online, loves to pursue his passions for Internet marketing, psychology and personal growth work. Paul and Ginny have homes in Italy and Holland (Paul is Dutch) and love to travel. Craig is a musician and plays guitar and saxophone in a local band and attends music jam sessions almost every week in Danville.

It’s been crazy busy here – nonstop chatting with women Realtors interested in the concept of a North American network of real estate professionals dedicated to women homeownership needs and issues. Susanna Falucskai Denes from Carmel CA stopped by to sign up to become the women homeowner expert in the Carmel real estate market.
