danville san ramon omes for saleMore homes for sale are beginning to hit the market in Danville, San Ramon, Dublin, Pleasanton and surrounding areas. The number of homes on the REALTOR tour sheet last week in Danville and San Ramon was up 33% from the previous week. This seems to be true for the Dublin/Pleasanton tour also.

We have new listings coming on this week in both Danville (Greenbrook) and Dublin (Creekside). This is a great time for sellers to get their homes on the market – at the beginning of the Spring home selling cycle.

Homeowners that wait too long to list their homes for sale this year run a risk of being caught in the middle of a shrinking buyer pool as mortgage rates are expected to rise by May/June and this will put many buyers back on the fence. It may take three to 6 months for many buyers to realize that the days of 5% interest rates are gone for good.

Homesellers caught in this dynamic will be wishing they had listed their home earlier in the year and negotiated a longer closing date to accommodate their time schedule needs. Also, people relocating to the area are already beginning to contact us and other real estate agents to make preparations for moving when the kids get out of school.

Homes for Sale – Months of Inventory

Mid-February East Bay Housing Market Report

Inventory continues to be tight and as of today there is an average of  1.64 months of inventory now compared to 1.91 on 12/31/09 for the twenty-seven communities measured, a 15% decrease.

Eight communities increased and nineteen decreased with active listings  up 16% and pending sales up 35%.  Last year on 1/31/09 there were 5.81 months of inventory and on 2/28/09 there were 5.37 months of inventory.

With the historically low interest rates of around 5.0%, value pricing, and the government incentives for first time buyers and repeat buyers that end April 31th are most likely the main factors driving the market.

Foreclosures and Short Sales are still an important part of the market in the lower priced communities and the inland communities, but they are less of a factor than they were in previous months.  The uncertainty of how many Foreclosures and Short Sales will still be coming un the market compared to last year is also a factor buyer’s are taking into consideration.

Apparently there is still a substantial number distressed properties that will be coming on the market in future months. Now is certainly an excellent time to purchase real estate because of the information listed above.  Interest rates most likely will be trending up in future months so now is the time for your buyers to lock in a low interest rate thirty-year loan.

Bay Area Underpinning – Foundation Leveling

As I mentioned in my previous post, before beginnning the remodel on my home in San Ramon, it was necessary to level the foundation which was out almost four inches from front to back. After researching numerous approaches and interviewing several companies, engineers and contractors, I hired Bay Area Underpinning to do the job.BayAreaUnderpinning-logo

I set up an appointment for them to come out and give me an estimate on the job and Cliff, the engineer, showed up and measured the elevations at numerous positions around the house.  He then drew a layout of the house and showed me where the variances were in the elevation of the home. In San Ramon and various other cities in the San Ramon and Tri-Valley Areas such as Pleasanton, Dublin, Danville, Walnut Creek, Lafayette and Orinda, we have a clay soil that is susceptible to significant expansion during the rainy season, as it absorbs moisture, and contraction during the dry season, as it loses its moisture.  Over the years this can cause settling issues whose effects are seen in walls cracking, doors sticking, stucco cracking and even a noticeable dip in the floors of certain homes. This is especially noticeable in the flatland areas of San Ramon around Montevideo Drive, Pine Valley Road, Davona Drive and Broadmoor Drive for homes that have shallow foundations and happen to be positioned near areas where the undergound water table is high, such as mine.

After getting the estimate from Bay Area Underpinning, which was almost half of what the other three estimates I received from other contractors, I clarified certain concerns I had about the process and they answered all my questions and gave me the confidence that positioning 12 piers at various positions around the house where there had been the most settling would take care of my major problem and still fall within my budget.  Here’s a picture of what one of the piers looks like once it is installed.  I will write more detail about this in my next blog post.  In the meantime, if you are interested in the process or want a personal testimonial, you are welcome to contact me (email Craig) or call (925) 984-4910.

I decided to take my valentine to the country club to celebrate the occasion and the 18th anniversary of our engagement.

It was a nice, quiet and romantic setting with tables spread out to give some privacy to the lovebirds dining there.  On the way to our table, we bumped into our new friends Jack and Wynne who were enjoying the wonderful meal which started off with a complimentary glass of champagne followed by:

First Course – Baby Mixed Greens, Port Wine Pear, Cucumber, Goat Cheese, Walnut-Oil-Honey Vinaigrette or Roasted Red Pepper and Tomato Basil Soup; Main Course – Choice of Roasted Prime Rib with Yorkshire Pudding, Scallion-Corn Whipped Potatoes, & Baby Carrots OR Traditional one pound Maine Lobster, Saffrom Risotto and Asparagus or Braised Short Rib with Roasted Red Pepper Potato, Pearl Onion and Baby Carrots; and finally a Dessert for two entitled “Death by Chocolate”.  As you can see it was quite delightful.
