October Update for Bettencourt Ranch – Homes for Sale

October was a slightly slower real estate month than September; there were a total of 7 homes for sale in the popular gated community of Bettencourt Ranch in Danville; three of the homes went ‘Sale Pending’, one home closed escrow;

• 4155 Buckingham Dr. 3349 square feet, 4 bedrooms, 3 baths and a 3 car garage sold for $855,000 which was under the $899,000 asking price; a great price for this home.

From the three homes that are currently on the market one of them is a ‘short sale’ with an attractive price under $800,000; these are the current homes for sale:

• 135 Tenby Terrace; this is the ‘short sale’ with 4 bedrooms, 3 baths and a 3 car garage listed at $799,000; what a steal!! Let’s make an offer.
• 310 Newcastle Lane; 3401 square feet with 4 bedrooms, 3 baths and a 3 car garage, listed at $899,000.

From the three homes that went ‘sale pending’ two of them were ‘short sales’; all three were listed between $850,000-$875,000 and all have 4 bedrooms, 3 baths and 3 car garages and around 3400 square feet of living space. What a great value for these large homes in this wonderful community! Personally I think this one of the nicest communities in Danville, built up on the hills which means that many of the homes have spectacular views. While working with many relocation buyers we have noticed that this is one of their favorite neighborhoods in Danville.

The community has its own Home Owners Association; the fees are only $140 a month. The HOA amenities are a pool, clubhouse, greenbelt, tennis courts and a playground.

Bettencourt Ranch was built by Castle and Dame Construction in the years 1991 – 1996 and is located off Camino Tassajara Road close to restaurants, shopping and the movie theatre at  the elegant Blackhawk Shopping Center. The homes range in size from 2300 sq ft – 3700 sq ft. The local schools are all part of the San Ramon Valley Unified School District: Tassajara Hills Elementary, Diablo Vista Middle School and Monte Vista High School.
