Greenbrook Home Sales in Danville CA for 10/09

In October we have seen the real estate activity in the Greenbrook neighborhood go slightly down compared to the previous months, although the four quick home sales show that this neighborhood is still very popular.

A total of fifteen homes on the market; two homes went ‘Sale Pending’ -  four homes could put a ‘Sold’ sign in their front yard and there are currently still nine homes on the market in this popular neighborhood, one is a brand new listing and one has had a price change.

In the lower price point there are currently 6 townhomes marked as for sale in Greenbrook Townhomes. Greenbrook Townhomes is attractive as a ‘starter neighborhood’ with great HOA facilities and access to Greenbrook Elementary School and Charlotte Wood Middle School; both at walking distance. The six Active homes vary in size; there is a choice between 2/2, 3/2 and 4/2 (bedroom/baths).

There are only three Active detached homes on the market for sale:

  • 1635 Harlan Drive, 2002 square feet, 4 bedrooms, 2 baths, 3 car garage, priced at $860,000

Two Greenbrook homes went Sale Pending in October:

  • 142 Burgess Court was listed at $688,000, this one is a ‘Short Sale’
  • 1606 Saint David; 1760 square feet, 3 bedrooms, 2 baths and a 2 car garage, it was listed at $675,000

Four detached homes closed escrow in the last four weeks:

  • 1399 Brookside; 2500 square feet with 5 bedrooms, 3 baths and a 2 car garage sold for $750,000 which is slightly under the asking price of $785,000; the property was 27 days on the market.
  • waterman greenbrook danville1324 Mustang Drive: 2473 square feet with 4 bedrooms, 2,5 baths and a 2 car garage sold for $853,000; the asking price was $865,000 and the home was listed for about one week.
  • 1275 Mustang Drive: 2431 square feet with 5 bedrooms, 2,5 baths and a 3 car garage sold for $820,000 which about $19,000 under the asking price; the property was on the market for about two months.
  • 219 Waterman Circle: 2308 square feet with 4 bedrooms, 2,5 baths and a 2 car garage sold for $850,000 and this is also $19,000 under the asking price. This home sold in just a few days.

Greenbrook is a very popular neighborhood with its mature landscaping, bigger homes and good size lots. The neighborhood is situated in the San Ramon Valley Unified School District with two top rated schools, Greenbrook Elementary School and Charlotte Wood Middle School. It is close to I680, shopping and the Iron Horse Trail.

Greenbrook has an amazing Home Owners Association with a clubhouse, large pool, play ground, barbecues, volleyball court and tennis courts. It is an active association with many social activities, including a neighborhood tennis competition. The HOA dues are $768 for a year!
