Months of Inventory is up slightly over May 1 in the twenty-one communities listed, figures show a balanced market of 4.66 Months of Inventory when the outlying communities of Antioch, Pittsburg, Brentwood, and Oakley, plus Concord are removed from the totals.
These five communities have over one year worth of inventory based on pending sales over the last 30 days. Danville, Alamo, San Ramon & Walnut Creek show 4.17 Months of Inventory on average.
We are in a balanced market that is experiencing some multiple offers. It is a good market for both buyers and sellers. Both segments of the market can benefit from using professionals to negotiate and look out for their best interests.
In the 21 communities listed, June 4th shows an average of 7.4 Months of Inventory, compared to May 1st with 7.2 months, April 1st with 5.7, March 1st at 4.75, February 1st at 5.19, and January 1st at 7.37.

It is just a snapshot of where the market is; buyer’s, seller’s, or balanced market. 4.5 – 5.0 Months of Inventory is a balanced market in our area, in my humble opinion.)
