Gale Ranch and The Bridges in San Ramon – Homes for Sale.
Lots of real estate activity in Gale Ranch and The Bridges in San Ramon this last month, although there are signs of the usual slow down at the end of the year. A little history; in the early 1990’s San Ramon started an impressive new home development on the east side of town. Gale Ranch and The Bridges were the first two neighborhoods that were built by Shapell Homes. Since the start of this desirable development there has been a huge demand from home buyers and not without reason. The homes are quality built with the distinctive Spanish architecture. The schools are all brand new, top rated and part of the San Ramon Valley Unified School District.
There is a 73-par Bridges Golf Course designed by Johnny Miller with beautiful views of Mount Diablo. Recently the latest addition was opened; The Plaza at Gale Ranch with numerous stores, restaurants, banks, Peets Coffee and the Safeway supermarket and gas station. For people interested in culture the Dougherty Library and Theater is close by in Windemere.
As said earlier, still a lot of real estate activity in November; a total of 10 homes for sale. 25 homes went ‘Sale Pending’, which is a big increase compared to the previous month; many of them are ‘short sales or REO’s’. 6 homes closed escrow, 5 more than in October; a good development; 4 of the homes sold slightly under as
king price and two of them at asking price.
There are currently only 10 homes for sale:
- 7816 Stoneleaf Road; a condo with 1763 square feet; 2 bedrooms, 2,5 baths and a 2 car garage listed at $568,846.
- 2731 Cedawood Loop; a townhome with 1692 square feet; 3 bedrooms, 2,5 baths and a 2 car garage listed at $549,000.
- 1198 S Chaterella Drive: 1675 square feet; 3 bedrooms and 2 baths, listed at $735,000.
- 216 Atheana Court; an REO (bank-owned), 3021 square feet, 4 bedrooms, 4,5 baths, listed at $752,400. A great opportunity, let’s make an offer!
- 5900 Lantana Way: 2449 square feet, 4 bedrooms, 2,5 baths and 3 car garage listed at $868,000.
- 237 Gale Ridge Court; 3039 square feet, 4 bedrooms and 3 baths listed $999,000.
- 3020 Sorrelwood Drive; 2914 square feet, 4 bedrooms and 3,5 baths with a 3 car garage listed at $1,017,000.
- 4281 Lilac Ridge Road; 2740 square feet with 4 bedrooms and 2,5 baths and a 3 car garage listed at $1,180,000.
- 2341 Oleaster Drive: 4673 square feet with 6 bedrooms, 3,5 baths and a 3 car garage listed at $1,199,500. An amazing price for so much square footage!
- 5325 Cypress Hawk Court: 5443 square feet, 5 bedrooms, 5,5 baths and a 3 car garage listed at $1,698,000.
25 homes went Sale Pending in November; a significant number and it is interesting to see that homes went under contract in both the lower and higher price segment. 14 of the homes that went pending are ‘short sales’ or ‘REO’s’.
Buying in Gale Ranch, The Bridges or Windemere is a good investment; the infra structure is superb, there is a great shopping center, and the brand new schools are all top awarded and part of the San Ramon Unified School District. We notice an increasing demand from potential buyers, especially young families, for this great area.
