Greenbrook Homes for Sale in Danville California

This past month we have seen a lot of real estate activity in the Greenbrook neighborhood. A total of nineteen homes for sale on the market; six homes went ‘Sale Pending’, four homes could put a ‘Sold’ sign in their front yard and there are currently still nine homes on the market in this popular neighborhood, one of the them is a brand new listing.

In the lower price point there are currently 6 townhomes marked as active listings in Greenbrook Townhomes and one property was marked Sold; this is a home with 2 bedrooms, 2baths and a 2 car garage and sold for $349,500.

Greenbrook Townhomes is attractive as a ‘starter neighborhood’ with great HOA facilities and access to Greenbrook Elementary School and Charlotte Wood Middleschool; both at walking distance. The six Active homes vary in size, three of the homes have 3 bedrooms; the others have 4 bedrooms.

There are only three Active detached homes on the market for sale:

• 1275 Mustang Drive, 2431 square feet, 5 bedrooms, 2,5 bath, 3 car garage, listed at $839,500
• 3425 Canfield Drive, 2431 square feet, 5 bedrooms, 2,5 bath with a 3 car garage
• 201 Canfield Drive, 2858 square feet, 5 bedrooms, 3 baths with a 3 car garage
• 1324 Mustang Drive with 2473 square feet, 4 bedrooms, 2,5 baths and a 2 car garage

Three detached homes closed escrow in the last four weeks:

• 151 Saint Vincent Court, 2409 square feet, 4 bedrooms, 2,5 bath with a 2 car garage closed at $865,000 which is slightly under the $889,750 asking price; the total days on the market was only 7 days. This quick sale shows again how important it is that you price your home right!
• 29 Meese Circle sold for $775,000. The home is 2334 square feet, has 4 bedrooms, 3 baths and a 2 car garage. It is located on a great quiet street close to the greenbelt
• 211 Daylight Place was on the market for just 7 days and sold for $850,000 just slightly under the asking price. The home has 2433 square feet, 4 bedrooms, 2,5 baths and a 2 car garage

Greenbrook is a very popular neighborhood with its mature landscaping, bigger homes and good size lots. The neighborhood is situated in the San Ramon Valley Unified School District with two top rated schools, Greenbrook Elementary School and Charlotte Wood Middle School. It is close to I680, shopping and the Iron Horse Trail.

Greenbrook has an amazing Home Owners Association with a clubhouse, large pool, play ground, barbecues, volleyball court and tennis courts. It is an active association with many social activities, including a neighborhood tennis competition. The HOA dues are $768 for a year!
