Market Update for Gale Ranch and The Bridges in San Ramon CA

Lots of real estate activity in Gale Ranch and The Bridges in San Ramon this last month of 2009; a total of 7 homes for sale. 21 homes went ‘Sale Pending’, which is a good number compared to earlier months; many of them are ‘short sales or REO’s’. 11 homes closed escrow, more than in previous months; a positive development. Real estate is still good in this popular community.

  • 4281 Lilac Ridge Road; 2740 square feet with 4 bedrooms and 2,5 baths and a 3 car garage listed at $1,180,000.
  • 5325 Cypress Hawk Court: 5443 square feet, 5 bedrooms, 5,5 baths and a 3 car garage listed at $1,698,000.
  • 9327 Mediar Drive; 3039 square feet with 4 bedrooms and 3 baths is listed at $1,079,000.
  • 606 Rosincress Court; a short sale, 3847 square feet with 5 bedrooms, 4 baths and a 3 car garage is listed at $1,299,000.
  • 9335 Mediar Drive; 2449 square feet with 4 bedrooms, 2,5 baths and a 3 car garage is listed at $879,900.
  • 3863 Sunrose Road; 2501  square feet with 4 bedrooms, 2,5 baths and a 2 car garage is listed at $825,000.
  • 2102 Maidenhair Way; 1606 square feet with 3 bedrooms, 2,5 baths and a 2 car garage is listed at $549,900; this property is also a short sale.

21 homes went Sale Pending in the last month of 2009; a significant number and it is interesting to see that homes went under contract in both the lower and higher price segment. 16 of the homes that went pending are ‘short sales’ or ‘REO’s’.

A total of 11 homes closed escrow in December; I noticed that 5 of them sold within one week; again a positive sign that if you list your home at the right price it will sell quickly. Here are the details of the homeBridges2novs that sold:

  • 7816 and 7644 Stoneleaf Road; both 1763 square feet condos with 2 bedrooms and 2,5 baths sold respectively for $470,000 and $485,000, both under asking price.
  • 7139 Briza Loop; a townhome, 1462 square feet with 3 bedrooms and 2,5 baths sold over asking price at $558,000.
  • 2111 Goldenrod Lane; 2201 square feet with 4 bedrooms and 3 baths sold for $645,000 which was slightly over asking price.
  • 2820 Willow Bend Way; 2809 square feet with 5 bedrooms and 4 baths sold for $695,000 slightly under asking price.
  • 2443 Basswood Drive; 2592 square feet with 3 bedrooms and 2,5 baths sold at asking price $725,000.
  • 5881 Cattleya Way; 2449 square feet with 4 bedrooms and 2,5 baths sold just under asking price at $839,850.
  • 5900 Lantana Way; 2449 square feet with 4 bedrooms and 2,5 baths sold at $840,000.
  • 824 Jade Crest Drive; 2470 square feet with 3 bedrooms and 2,5 baths sold just under asking price at $875,000.
  • 5906 Lantana Way; 3170 square feet with 5 bedrooms and 3 baths sold at $968,000 which was slightly under asking price.
  • 2244 Britannia Drive; 3850 square feet with 4 bedrooms and 4 baths sold $55,000 under asking price at $1,060,000.

A little history; in the early 1990’s San Ramon started an impressive new home development on the east side of town. Gale Ranch and The Bridges were the first two neighborhoods that were built by Shapell Homes. Since the start of this desirable development there has been a huge demand from home buyers and not without reason. The homes are quality built with the distinctive Spanish architecture. The schools are all brand new, top rated and part of the San Ramon Valley Unified School District.

There is a 73-par Bridges Golf Course designed by Johnny Miller with beautiful views of Mount Diablo. Recently the latest addition was opened; The Plaza at Gale Ranch with numerous stores, restaurants, banks, Peets Coffee and the Safeway supermarket and gas station. For people interested in culture the Dougherty Library and Theater is close by in Windemere.

Buying in Gale Ranch, The Bridges or Windemere is a good investment; the infra structure is superb, there is a great shopping center, and the brand new schools are all top awarded and part of the San Ramon Unified School District. We notice an increasing demand from potential buyers, especially young families, for this great area.
