danville ranchHomes in California Chateau and Danville Ranch on the west side of Danville have seen quite some activity in August.

There were seven homes for sale in Danville Ranch and California Chateau. Five house went Sale Pending, one home Sold and one house is still Active. Only two of the Sale Pending homes were ‘regular sales’, the others were either REO’s or Short Sales.

The home that recently closed escrow was almost 2000 square feet and offers 3 bedrooms, 2,5 baths and a 2 car garage. This is a typical floor-plan for the neighborhood; it was sold for $500,000 which is a little under the current comps but that is probably because of its location close to the freeway.

The home that is still on the market is almost 1900 square feet and has 3 bedrooms, 2,5 baths and a two car garage. The property is nicely redone with an updated kitchen with granite counters and a gas stove. This bright home is located at the end of a court and backs to open space and the canyon. The backyard is very private. For the gardeners delight there is a greenhouse in the backyard.Both neighborhoods are very popular because of its price point, amenities, location and the fact that it is part of the San Ramon Valley Unified School District. The Home Owners Association fees are about $125 a month; there is a pool, clubhouse, greenbelt, play ground and tennis courts Danville Ranch was built by Braddock and Logan in the years 1983 – 1986 and is located off San Ramon Valley Blvd near Fountain Springs Circle. The homes range in size from 1200 sq ft – 2100 sq ft.

California Chateau in the same neighborhood was built by K and B Homes in the years 1988 – 1989.  The homes range in size from 1400 sq ft – 2300 sq ft.

The local schools for Danville Ranch and California Chateau are Greenbrook Elementary, Charlotte Wood Middle School and San Ramon Valley High School.
