More Homes on Local Real Estate Markets
If you’ve been tracking the MLS trends in our local markets, you know that inventory is increasing while sales remain stable (flat). What this means to the average home seller is that it may take more time to sell their house.
Days on Market (DOM) is a term used in the real estate industry to reflect how long it takes to sell a particular property. Average DOM for a particular market is computed by dividing the amount of inventory, units for sale, by the number of sales in a month.
DOM is never really accurate as some real estate agents “churn” their listings – remove a listing from the MLS only to relist it. This resets the DOM to zero for that property and starts the clock ticking again. Agents do this because they feel properties with high DOM’s are less appealing to buyers. The MLS frowns on churning and has implemented stricter guidelines and hefty fines for real estate agents caught churning.

Inventory continues to build, but our local housing markets continue to be healthier than most of the country and region. What this means for buyers is that you have some negotiating leverage, but sitting on the fence may cost you the property or interest rate you desire – interest rates, though still historically good, continue their three-week rise.
