		<description>We are experiencing very similar activity in San Mateo County.  Our June &#039;08 activity shows 622 single family homes under contract (Pending Sales) as compared to 438 for June &#039;07. And, our Absorption rate is slightly less for June &#039;08 than it was in June &#039;07, and not that much different from previous lows.  While we would still label our San Mateo County market a &quot;buyer&#039;s market&quot; --- especially when compared to the mania of past years --- it&#039;s only a buyer&#039;s market if you buy. With our capital rich tech industry in full bloom, we expect very little erosion in demand or value from this point forward.  People want to live where they work, more so today with gas prices showing no sign of significant back sliding. We have an acute shortage of buildable land in San Mateo County, so our inventory is static.
Incidentally, your blog is terrific.</description>
