Heart of San Ramon – Homes for Sale
Market update for San Ramon – an active Real Estate community
The last quarter of 2009 still experienced busy real estate activity in the older part of San Ramon between I-680, Montevideo and Alcosta Boulevard. This community is popular because of its location close to I-680, shopping, Bishop Ranch, restaurants and the Crow Canyon movie-theater. There are several award winning schools, all part of the San Ramon Valley Unified School District:
A great family oriented community with many parks, a golf course and the Iron Horse Trail. There are several neighborhoods with homes that vary anywhere from 1000 square feet up to 3000 square feet; some of the neighborhoods are:
As said earlier there was still a lot of activity in December with a total of 48 homes on the market; 10 of them were active listings, 28 homes showed sale pending and 10 homes closed escrow. 31 of the 48 homes were either a short sale or an REO bank-owned property. 8 of the homes are condos or townhomes, and 40 homes are detached properties. All the homes that closed escrow, with the exception of one home, sold over asking price!

This popular area has its own golf course: San Ramon Golf Club, a beautiful 18-hole championship public golf course carved through the neighborhoods just off I-680 and Alcosta Blvd. The golf course can be easily walked or power carts are available for rent.  Either way you play, the pace will get you off the course in less than four and one-half hours, faster than many of the other courses in the area. The green fees are very reasonable.  The practice range is lit and open in the summer until 9PM. Two practice greens are available for short game improvement.
