Market update for Twin Creeks in San Ramon – a popular neighborhood!

Lots of activity in Twin Creeks in the last month of 2009; there were 14 properties on the market: 9 properties went ‘Sale Pending’, most of them were shorts sales or REO’s,  and 3 homes closed escrow. Many people still tried to get in a home before the end of the year which explains all the activity in this great neighborhood. Only two condos are marked ‘active’.

Twin Creeks on the Westside of I-680 is one of the largest and most popular residential areas in San Ramon. The neighborhood has some 1500 homes and is situated in between San Ramon Valley Boulevard (parallel to I680TwinCreeksDec), Crow Canyon Road and Bollinger Canyon Road.

Most of the homes are built by Dame starting in the late 1960’s and continuing into the next decades. There is a wide variety of homes: condominiums, townhomes, duets and single family homes ranging from 1200-3000 square feet. The variety in lot sizes, wide streets, greenbelts and mature landscaping attracted a lot of home buyers over the years. Twin Creeks is part of the San Ramon Unified School District and offers top rated school. The area is close to shopping, restaurants, a movie theatre and the I-680 freeway.

There is always a lot of real estate activity going on in this area; we see people moving into Twincreeks, others sell their smaller home and move up to a bigger home in the same neighborhood.

  • 2651 Marsh Drive; a townhome with 3 bedrooms and 2,5 baths. This 1790 square feet home sold for $490,000 which was slightly under the asking price.
