Update on Homes for Sale in Gale Ranch San Ramon
Gale Ranch in San Ramon – October Update on Homes for Sale
In the early 1990’s San Ramon started an impressive new home development on the east side of town. Gale Ranch and The Bridges were the first two neighborhoods that were built by Shapell Homes. Since the start of this desirable development there has been a huge demand from home buyers and not without reason. The homes are quality built with the distinctive Spanish architecture. The schools are all brand new, top rated and part of the San Ramon Valley Unified School District.
There is a 73-par Bridges Golf Course designed by Johnny Miller with beautiful views of Mount Diablo. Recently the latest addition was opened; The Plaza at Gale Ranch with numerous stores, restaurants, banks, Peets Coffee and the Safeway supermarket and gas station. For people interested in culture the Dougherty Library and Theater is close by in Windemere.
Still a lot of real estate activity in October; a total of 19 homes for sale. 15 homes went ‘Sale Pending’. 1 home closed escrow, the sale price was over asking price.
There are currently only 3 homes for sale, 2 townhomes and 1 detached home:
15 homes went Sale Pending in October; a significant number and it is interesting to see that homes went under contract in both the lower and higher price segment. Under $700,000 you can currently buy up to 2800 square feet with 4 and even 5 bedrooms. Probably half of the homes that went pending are ‘short sales’ or ‘REO’s’.
If you are looking for a home over 4000 square feet the entry level price is around $900,000; this is great news for people that are looking to ‘move up’ and would like to stay under the million dollar figure. Buying in Gale Ranch or Windemere is a good investment; the infra structure is superb, there is a great shopping center, and the brand new schools are all top awarded and part of the San Ramon Unified School District. We notice an increasing demand from potential buyers, especially young families, for this great area.
