High End of Housing Market will Feel the Pressure in 2010
Bay Area Real Estate Pundit Says High End of Housing Market is Going to Get Hit
San Ramon Valley & Tri Valley Months of Inventory
Months of Inventory continues to decline as the average for July 2009 was 1.77 months compared to 4.60 month in July of last year.
This year June was 2.00, May was 1.96, and April was 1.99. Three quarters of East Bay communities showed declines in months of inventory from June to July. The pattern in the market continues as it has for a number of months with some increase in pending sales.
We see the high-end neighborhoods with the highest months of inventory. Not good news for homeonwers with homes over $2 million who want to sell. Many experts are predicting that the high-end of the market will experience foreclosures and short sales in the coming 18 months.
According to Carole Rodoni, Bay Area real estate expert, this will result in downward pricing pressure on high-end homes and many more leases instead of sales.
