East Bay Homes for Sale – Housing Inventory

Months of Inventory of homes for sale in Danville, Dublin, San Ramon and the East Bay is down from January by 5% and down from February last year.  Currently in the twenty-seven communities measured we have 2.37 Months of inventory that is a very low inventory based on the high number of pending sales.

Danville-San-Ramon-HousingIn Danville, Dublin, San Ramon and the East Bay, pending sales are up dramatically and properties for sale are down dramatically.  The market is changing for the better.

The big news in the market is total pending sales in the fourteen communities measured by CCAR (East Bay Housing Stats Feb 2012 ) comparing the first two months year to date this year to last year are up 40.4% for single family detached homes and up 40.8% for Townhouse/Condominiums. 

In February only they were up even higher 62.6% and 52.9% respectively.  As of the end of February the total inventory of properties for sale was down 32.2% for homes and 52.6% for townhouse/condos all compared to last year’s figures. 

The trend for March during the first fifteen days of this month pending sales more than exceed the pending sales for the entire month of February.

DataQuick (DQNews.com) reflects the same trends – Bay Area February Home Sales at Five-year High – Last month’s Bay Area home sales bounced up a bit more off bottom, fueled in large part by investors with cash who were buying discounted properties in the lower half of the price spectrum. 

In the nine Bay Area counties closed sales in February were up 14.2% compared to last February.  Median price was down 3.6% to $325,250.
