Inventory of Homes for Sale Shrinking
in Danville, San Ramon and East Bay

The Months of Inventory keep shrinking as there was a 14% decrease from September 31st compared to October 31st, 2011 and a 38% decrease from last October 31st.  Months of Inventory for October 31st over the last six years:

  • 2011=1.95
  • 2010=3.14
  • 2009=1.69
  • 2008=4.54
  • 2007=12.34
  • 2006=6.35.

Compared to September 31, 2011 the number of Active Listings is down -12% & Pending Sales are up +1%.

As usual the higher average price home areas have the highest Months of Inventory and the lower average price are the lowest: Alamo=8.18, Blackhawk=5.50, & Orinda=4.50, compared with Antioch=1.13, Pittsburg=1.23, & Brentwood=1.43.

DEFINITION: Months of Inventory it gives a snapshot of where the market is and what activity is happening on a specific day going back thirty days of Pending Sales. It is figured by dividing Pending Sales back 30 days only into total Active Listings.

Example: Danville 86 pending sales back 30 days divided into 167 total active listings = 1.94 Months of Inventory.

Because so many Short Sales & Foreclosures are affecting our local housing markets we don’t have a “normal market.”  With a shortage of inventory this should be a strong seller’s market, but it isn’t.
