How will GE’s new software center in San Ramon affect home sales in San Ramon for 2012?

San Ramon Real Estate 2012GE expects to open the software center in Bishop Ranch in mid 2012 with an initial workforce of about 100 to 150. If 50 employees purchase homes in San Ramon CA, that will represent an additional 5% increase in San Ramon home sales for 2012. With an average sales price of $610,000 that would amount to over $30 million in increased home sales for San Ramon in 2012.

Homesellers in San Ramon that are thinking of selling their homes in 2012 will need to start preparing their homes for sale in February or March to ensure that their home is on the market by mid April. Buyers will be looking to get their families moved and settled by mid summer if possible.

Currently, with the low inventory of homes for sale in San Ramon, we are seeing multiple offers on market priced hones. The average List Price to Sold Price ratio for homes sold this year in San Ramon is around 94%. If home inventory does not increase dramatically to meet the increased demand for homes by GE employees, we would expect the ratio to be above 100%.

What’s the best strategy for San Ramon homesellers in 2012? As usual, it depends on the sellers motivation and timeline. Selling early in the Spring may bring a quick sale, but the supply and demand pressures may not be at their maximum until mid year. Targeting a May/June home sale may bring a quick sale and a sales price at 100% or more of asking price. End of the summer home sales may still be clicking along with sold prices at 105% to 110% of asking price.

You can bet that the big home builders in the area are preparing their marketing campaigns, right now, to get out in front of 2012 home buyers and move as much of their new inventory as they can. Dublin & Danville will see increased home sales, too, as a result of the new jobs in San Ramon.

San Ramon homesellers are in the best position to benefit from this influx of new jobs in Bishop Ranch. It’s anybody’s guess on how the final numbers will work out, but history continues to bear witness to the dynamics of supply and demand – right now there is little supply and the demand for homes in San Ramon CA is going to increase in 2012.
