Homes for Sale Crisis Hits East Bay

Have Enough Homes for Sale!
San Ramon CA has troubles… as do Danville, Dublin and Walnut Creek CA – too few homes for sale in real estate markets with high buyer demand. The same is true throughout the East Bay and across the bridges – not enough housing inventory to meet demand.
From Walnut Creek to Pleasanton, the inventory of homes for sale is not great enough to meet home buyer demand. This is the 18th consecutive month of inventory decline in many East Bay communities.
Home sales and home prices are up in 10 out of 12 areas in the 680 corridor, but increased sales can’t last with homes for sale inventory hitting record lows. The distressed property inventory rate has dropped like a rock – in October, Data Quick, stated that foreclosure activity had hit its lowest point since October of 2007.

With home prices stable and foreclosure activity bottoming out, investors are seeing the end of the line fasta approaching for cash flow opportunities. Cash is flowing into local East Bay housing markets as cash offers trump multiple offers from home buyers relying on financing.
Multiple Offers on Any Home For Sale

n San Ramon and Dublin CA almost every home for sale receives multiple offers. The same is true in Danville, Walnut Creek and other East Bay communities – every home listed has a plethora of buyers begging – be mine!
Local Realtors have been encouraging reluctant, fence-siting buyers to get off the fence before it’s too late and today, it may be just that – too late for many home buyers to get the home of their dreams. First-time buyers in particular are suffering as home affordability falls and FHA financing takes a back seat to more conventional mortgage options and all cash offers.
”Buckle your seat belts,” one real estate office manager says, ” this market is not for sissies.
Another Realtor office manage says, “inventory remains critically low in San Ramon, Dublin and Danville”. “Buyers are still out there but competition is very high if you don’t have the right financing.”
“Multiple offers continue to be the trend on all listed properties,” according to a Walnut Creek real estate manager.” “Properties are not on the market more than a few days and some are not making it on the MLS at all. Sales are slowing down due to low inventory.”
