San Ramon, Danville & Dublin – Home Inventory

 Danville, San Ramon & Dublin are not normal markets according to inventory of homes for sale.

When it comes to inventory of homes for sale, a normal market without the influence of short sales & foreclosures is considered about five Months of Inventory.

The Months of Inventory as of April 30th was about the same at on March 31st of this year, 1.03 vs. 1.01.  Active listings in the twenty-seven communities measured were down 6% and pending sales were down 8% compared with March.  Fifteen communities had less than one Month of Inventory and three had over three Months of  Inventory.  The lowest were Pittsburg 0.53, Oakley 0.59, Pleasant Hill 0.64, Antioch 0.7, & San Ramon 0.73, mostly the lower priced communities.  The highest were the most expensive communities Diablo 4.00, Orinda 3.33, Alamo 3.14, & Blackhawk 3.09. Low inventory is something that is happening nationwide.  With 30 year fixed rates below 4.00% is also a contributing factor as well as pent-up demand.

Foreclosures and short sales are still a significant part of our market especially in the lower priced areas with many investors purchasing these properties.  Also, the number of all cash buyers, mostly investors are at records highs.  These factors in the market are most likely will be with us for the foreseeable future because of the backlog of foreclosures and with approximately one-fourth of the homeowners with a mortgage across the nation owe more on their homes that what the market value is at present.
