Home Foundation Leveling in San Ramon Valley
How to Level a Home in San Ramon California
In order to recommend an offer price to my clients, I have had to bring in a number of professional foundation contractors and engineers to evaluate the various problems and provide bids on doing the work. In most cases, the costs have been too high for my buyers to feel that they could take on the cost of the repair and end up with a home that would not have future problems and would be at or below market value.
Well, this really hit home recently when I decided to start the remodeling project on my own home and discovered that the foundation was almost 4 inches out of level from one side to the other. Over the past few years, since I bought the home, this settling became apparent from cracks appearing in the walls, ceilings and exterior stucco, and doors sticking and sometimes getting to the point where I would have to plane them down in order to get them to shut.
I felt I had to get the settling problem under control before investing in remodeling the home, so I did my homework on the Internet and then began calling the various foundation contractors and engineers to get estimates on repairing the foundation. There are several approaches to doing this, but the best one by far that I felt would permanently fix the problem was to install piers around the problem area of the house that would go to a depth necessary to stabilize the home where it would not settle any further and to actually lift the foundation back to a level position.
I contracted with a company that has been doing this for years and they just completed the project and did it on-time and even surpassed my expectations. Not to mention at almost half the price of what the other bids were. As this post is getting a little long, I am going to be writing a series of posts about this process.
