Paul, Craig and I spent an hour discussing the real estate and mortgage industries with Bank of America. We are always in the process of evolving our business model to meet the needs of our clients.

The recent meltdown in the mortgage business is resulting in more and more mortgages being handled by traditional big banks. Many of these banks are discontinuing wholesale products and focusing on their retail products to increase their end-consumer business. Bank of America continues it's efforts to be the most recognized banking brand in the United States.

Crow Canyon Commons Danville California and The Other Dog

Back in September, I wrote about The Dog in Danville California.

Crow-canyon-commons-danvilleToday, I was at Crow Canyon Commons in Danville for a Gourmet Burrito. As I headed from the car to 360 Gourmet Burritos, I realized that Crow Canyon Commons is one of those expansive open mall areas where I don’t know anything about half of the merchants in the complex.

Dog-out-danville-sakura-planet-beachI’ve eaten at Ruggies. I’ve been to Peet’s Coffee and 360 Gourmet Burritos many times. I’ve been to ZPizza a couple of times and also stopped into Lucky’s Supermarket a couple of times.

Across from 360 Burritos is a corner of Crow Canyon Commons I’ve never walked over to view. Stuck back in the corner is Sakura, a Japanese cuisine restaurant and Planet Beach, a spa.

Then I remembered the other dog place in Danville. The Dog Out is the other place in Danville, CA where you can get a good hotdog or sausage for those times when you gotta have a dog.

As I was circling the Dog Out to take a picture, I saw Rite Aid and Big 5 Sporting Goods. I needed to stop in both places to look for a couple of items I had on my mental shopping list.

With its great location at Crow Canyon Road, I-680 and Camino Ramon, Crow Canyon Commons provides convenient shopping for many Danville residents. And of course, COSTCO, Marshalls, Office Depot and many other major retailers are just down the street.

In fact, there are so many retailers in the area, that you just might need to visit the Dog Out to sample Danville’s other dog.

Entering the nail shop, I found this attractive woman reading a copy of Vogue that caught my attention.

DanvilleDanville California Real Estate Market Remains Choppy

The MLS trend graph for the Danville real estate market looks like choppy water – up, down, up, down – for both active listings and pending sales. The gap between the two isn’t decreasing which means this market is still very much in the buyer’s corner.

Looking at the community snap shop from the weekly Danville Market Details Report, we see that 56% of Danville homes being tracked showed a price decrease and the average days on market continues to rise. We continue to see sellers trailing the market in their price reductions as they try to squeeze every nickel they can out of the house.

Danville homes for sale represent a great opportunity for buyers as we head into the end of the year. The continued fluctuations in the economy help buyers more than sellers. Confident buyers are firmly in the power position for negotiating a good deal on homes in Greenbrook, Shadow Hills and other Danville neighborhoods.

As Warren Buffet said this week, "A simple rule dictates my buying: be fearful when others are greedy, and be greedy when others are fearful. And most certainly, fear is now widespread, gripping even seasoned investors."

This is a great real estate market in Danville for buyers that are looking for a large selection of homes to choose from and the perfect set of circumstances to provide them with the home of their dreams at a fantastic price.

Keller Williams Realty Danville California - Grand Opening

Kw3Last Thursday night was the big Grand Opening Party for Keller Williams Realty in our new offices at the Rose Garden (760 Camino Ramon, Danville, CA).

What a party and what a welcome from the community and the Rose Garden merchants. Esin, Amicis, Bittersweet and Amaranta helped with the food preparations.

Navlet’s loaned us some hose to clean up construction dust from the sidewalks and parking lot. They also loaned us some plants to spruce up the place.

PyramidThe Balloonman provided the balloon decor. Cathy Lee from CLDesign Services provide centerpieces for the tables and  Julie Giampoli from Showcase Your Place provided flower arrangements.

A special shout out to Howie Kaplan and Pyramid Breweries for their liquid gold libations.

We must have had 300 to 400 people come by and wish us well.

Ever the networker, I used the opportunity to distribute a few post cards on our gorgeous listing at 3661 Treat Boulevard in Concord.

Networking2Our fellow Realtors, mortgage brokers and other professionals from the industry were impressed with the new digs. More than a few were surprised that Keller Williams is expanding in this down market.

The party was an over-the-top success. We want to thank everyone that helped and all that attended.

We feel that this new location will be another big plus for Keller Williams Realty in Danville.
