Dublin California continues to be a hotbed of real estate activity in the East Bay

With 31 home sales this week, the Dublin real estate market is on fire! Sales included 18 new homes and 13 existing homes. The average  sale price dropped to $481K (because of the mix of housing sold). Sales this week represented almost a 30% increase in transactions.

Dublin hasn't seen this many home sales in a week since October of 2007.

Elan Home Sales Continue to Influence Dublin CA Real Estate Trends

Home sales in Dublin jumped 60% over last week. Driving the spike in sales were 9 at Elan and 3 at Silvera Ranch. While the builders and developers continue to drive sales, their tactics are driving the average sales price down. Units sold this week at Elan dropped to $509K from $626K.

If you look at our MLS Trends, you will see that Dublin, CA is probably the hottest market in the TriValley area as a result of this deep discounting to move standing inventory. Dublin California Real Estate Market Heating Up

Dublin has a lot of condo inventory and new home inventory that developers and builders are motivated to discount. Is this continued pressure on home values along with the rising foreclosure rate affecting the resale market? It must be one of major factors in the rising activity in the Dublin market.

The blue line indicates Active Listings and the green line Pending Sales according to the local MLS. Dublin CA is the only community in the TriValley area where we see this continued trend of the gap closing. The closer the lines get, the more the local market moves toward a buyer's market. San Ramon, CA is the only other market where we see continued significant improvement in this gap. The rise in active real estate listings in surrounding communities continues to out pace the rise in pending sales.
