Months of Inventory Local Real Estate Markets

The latest numbers show a 11% decrease compared to thirty days ago.  The good news is the trend is down, 4.60 on August 3rd, 4.21 September 2nd  compared to 3.74 today.

Antioch & Brentwood continue to heat up with the continued interest in foreclosures, short sales and bank owned properties being gobbled up by investors and value conscious buyers.

Dublin continues to lead the 680 corridor in quick turn inventory – fueled by developers continuing to offer good deals, incentives and financing help on new condos and homes in the area.

Local Housing Inventory

The good news is Months of Inventory in the twenty-seven communities on average is down almost a full month from 7.30 months the first of March to 6.38 months now, a 14% drop

The reasons for the drop are many including more attractive prices, but the market isn’t flooded with inventory. This week’s MLS stats continue to show Dublin and San Ramon as leaders in improving figures.

East Bay Housing Inventories

The liquidity problem or lack of funds for buyers is making an impact on our market, hopefully this is a short term problem.  Lenders higher standards for qualifying buyers plus the shortage of funds and higher interest rates above the conforming loan limit of $417,000 are making it difficult for many buyers to qualify.  Conforming rates are still very attractive in the low 6% range.  

This is a great time for buyers and investors.
  They are in a strong negotiating position that is currently an overall buyers market.  The following communities are performing the best with a balanced market or slight buyers market: Orinda, Rossmoor, Moraga, San Ramon, Fremont, Lafayette & Danville.  The highest inventories are presently in: Pittsburg, Alamo, Hayward, Antioch, Blackhawk, Brentwood, Livermore & Clayton.
