Keller Williams Announces Commercial Real Estate Division

Keller Williams Realty, Inc., one of largest real estate companies in North America, announced plans to launch a Keller Williams Realty Commercial Division this fall.

Residential real estate firm Keller Williams Realty International announced plans to launch a commercial division titled KW Commercial. Keller Williams, one of the largest real estate companies in North America, plans to become the company of choice in both the residential and commercial worlds by providing its associates with the technology, marketing tools, and resources to succeed in the commercial business. "We want to create synergy and referrals between the residential and commercial sides of our Keller Williams offices, increasing the income and production potential of all our agents," said Mark Willis, CEO of Keller Williams Realty International. 

100% Commission

According to the reports we've heard so far, KW Commercial will operate under a structure almost identical to the business structure of Keller Williams' residential real estate. KW Commercial real estate agents will be able to retain 100% of their commissions after meeting the market center cap. The cap rate for Keller Williams Commercial Realtors is expected to be the same as that for KW residential Realtors.

Profit Sharing

Keller Williams Realty has a unique profit sharing model that takes almost half of the commissions paid to the broker and returns them to KW agents in the form of profit sharing. The profit sharing model is providing many KW agents with a viable retirement plan independent of their traditional investment portfolios.

The profit sharing plan is often referred to in KW circles as "The Gift." The Gift is part of the agents assets and can be willed or transferred.

KW Commercial Real Estate Agent Training

Training for commercial real estate is more involved, more complex and more expensive than training for residential real estate.Traditionally commercial real estate agents have to invest significant financial resources for their education and training. Keller Williams plans to reduce the cost of commercial real estate agent training while increasing it's availablitity and effectiveness.

Keller Williams Danville Office Moving to Rose Garden

The Keller Williams Realty Market Center, currently located at 500 La Gonda Way in Danville, California, will soon be moving to the Rose Garden in Danville. The Rose Garden is a new commercial development at the corner of Sycamore Valley Road in Danville. We wrote about the Rose Garden before after dining at Amicis.

This will be a great move for Keller Williams Realty as the Rose Garden office space will allow KW to configure the space to suit our needs better than the La Gonda location. Keller Williams will be occupying most of the upper floor of this building located on the corner of Rose Garden and Camino Ramon directly across the street from Denny’s and the Danville Best Western.

The convenience of the restaurants and cafes at the Rose Garden will be a plus for the Keller Williams’ Realtors and our clients relocating from out of the area will find the Best Western convenient.

RosegardenOur new office space includes a huge outdoor patio which will have tables with Keller Williams’ red umbrellas. We will also be able to have exterior signs which was not possible at the old location.

Another nice thing about moving is that we will be able to upgrade the new space to newest standards in networking and wiring.

The real estate agents of Keller Williams Danville are very excited about the move – and – I think the folks at Amicis are too – TGIF, send up the pizzas!

Domenicos Deli Danville California

Domenicos_danvilleI’ve written about Domenico’s Deli in Danville, California before, but it’s been a while and this local deli is so good it deserves another endorsement.

Domenico’s is one of those places we frequent several times a month. It’s about a half a mile from the Keller Williams Danville office, so it’s convenient. The sandwiches are fabulous. The line is always out the door at lunchtime, but the wait is worth it.

On the day I took this picture, I think it took 20 minutes to get through the line and get a smoked turkey with pepper jack on an Italian square. It was worth every minute. I’ve had some great conversations in line at Domenico’s, too.

Amicis at The Rose Garden

AmicisEvery Monday the Harper-Mees Team gathers over at the Mees’ home in Danville for a team meeting. These meetings usually last a couple of hours, but today’s went four!

After 2.5 hours, everyone was hungry, so we jumped in the car and drove over to Amicis in the brand new Rose Garden commercial center at the corner of Sycamore Valley Road and Camino Ramon in Danville, CA.

It was a gorgeous sunny day, so we sat outside and continued our team meeting during lunch. We split the large antipasta salad, a veggie pizza, and a margherita pizza – we were hungry real estate agents!

The Danville location of Amicis is so new that it is not listed as a location yet on the company’s website, but we all agreed the food was great and this location should soon be a popular dining spot. The Iron Horse Trail runs right behind the restaurant, so you can easily bike there.

Shaun_williamsOur waiter was Shaun Williams, who took very good care of us. Coincidentally, Shaun’s parents are Cindy and Gene Williams, real estate agents with Keller Williams TriValley Realty in Pleasanton, CA.

Paul and I walked around The Rose Garden to see who has leased property so far. We saw signs for:

Navlet’s has been in this location for years, but has a new look. The rest of these are new tenants and of all of them only O’My Sole has posted the new location on their website properly. (Being the Internet marketing guy for the team, this boggles my mind!)

Sycamore and Camino Ramon is going to be a busy corner when The Rose Garden is in full bloom. This is the best thing that could have happened for the Best Western Sycamore Inn. They will have an assortment of fine dining right across the street for their guests.

Last night we had a little pow-wow over at the Meeses to further evolve our business strategy and planning for our team merger. Beverly Steiner, owner of the Keller Williams Danville Market Center, and Rick Geha, owner of the Keller Williams Freemont Market Center, joined us to offer their insight.

Rick Geha will be appearing to sing Mack the Knife!
