San Ramon home prices seem to indicate that this local real estate market may be settling down.
According to the latest figures released for June, San Ramon housing prices are showing the smallest decline over any other community in Contra Costa County.

Looking at the MLS Active (blue) vs. Pending (green) chart for the last year (Aug. 1, 2007 to Aug. 1, 2008), we see San Ramon market activity being less volatile than some of the surrounding communities.
San Ramon real estate is going to be affected by foreclosure activity for another 18 months. The next 8 to 10 months will have more impact on overall market pricing. The other big factor will be Windermere in the Dougherty Valley area. We could see more aggressive pricing and incentives in this area.
With interest rates climbing and expected to return to the 7% to 8% range in the next year or so, now is the time to buy. Expected decreases in home prices will not offset expected hikes in interest rate.
We continue to be very bullish on the neighborhood between Montevideo and Pine Valley. The higher conforming loan limits mean these homes can generally be financed at 1 to 1.5 points below the jumbo loan rate.

San Ramon Revival - Remodel in San Ramon CA
The neighbors in San Ramon CA are dancing in the streets. At least the ones near the corner of Bowlin Ave & Tareyton Ave. I’ve been driving by this boarded up eyesore for the past two years wondering what the story was.
If my facts are right, the previous owner, who was going to remodel it, died. It’s been a withering eye-sore ever since. The good neighbors have mowed the lawn weeds every now and kept an eye on it to prevent vandalism or squatting.
Well – no more!
I stopped in and talked to Brian, the new owner, who is doing a complete remodel on the place – adding over 1000 square feet.
This house is a perfect example of why we think this neighborhood between Montevideo and Pine Valley represents some of the best home appreciation possibilities in San Ramon, CA. We’ve written about it before:
Brian tells me this is not going to be the same house when he is through with it – only two interior walls will remain as they are now. A whole new floor plan is going to emerge.
I think this house will be a good story to follow to help illustrate why we think this area of San Ramon is so full of possibilities for above average home appreciation in the next few years.

Daniel Pan Memorial Fund
A memorial fund for Daniel Pan at Montevideo Elementary School.
This is the corner of Montevideo and Vera Cruz in San Ramon, CA where ten-year-old, Daniel Pan was killed. I have driven through this intersection hundreds of times and it puzzles me how this tragic accident occurred.
What jumps to mind is the drivers that don’t stop until they are through the crosswalks and half way into the intersection – and only come to a complete stop if there is traffic coming from their left as they make a right turn.
Like most accidents, we never think it will happen to us. What’s so important that we can’t drive with more awareness, caution and consideration – certainly not this little boy’s life, his family’s grief or anyone else’s.
A memorial fund is set up through Montevideo School library. You can drop a book off on this corner or by the school on Broadmoor.
