Sluggish Home Sales in Napa California Create Opportunities for Home Buyers

Wine Country Appeal doesn’t seem enough to perk up home sales in Napa CA this year. Languishing home sales have helped to create some appealing real estate deals for buyers in the $1 million to $1.5 million price range.

Looking at this week’s Market Details Report, we see median list price starting to climb and days on market starting to fall, but the overall Napa real estate market continues to be a buyer’s market.

The median list price is increasing not because prices are going up, but because more expensive homes are coming on the market.

Look at the Napa Housing Market Quartile Breakdown

There is a huge gap between the upper quartile price point and the second quartile price point. This brings pressure to the price range mentioned above and sellers are responding with price reductions which are creating some good buys in Napa, California for million dollar homes.

The seller at 22 Glory Court in Napa has reduced the price by $105K. This is a semi-custom home with many upgrades. Eight-foot doors help to magnify the spaciousness in this open, bright, & airy floor plan.

A convenient butler pantry and wet bar are two of the elements that help to make this home a dream for those who like to cook and entertain.

Look at the bottom 3 quartiles above. The average home in those quartiles has 3 bedrooms, about 2 baths and is over 25 years old.

22 Glory Court is brand new, 4 bedrooms and 4 baths with an enormous great room downstairs and a family area upstairs – 3805 square feet!

This is a lot of house for $1,395,000.00.

Pedro and I are talking about how we might increase exposure for Vineyard Place on the Internet and in Napa, CA. Developers and new home builders often find it difficult to obtain good search engine results for key real estate search terms.

This is because Realtors, Brokers and Real Estate Agents are responsible for some of the most prolific sites on the Internet vying for local search results. Getting a new site like Vineyard Place to rank high on Google for terms like:

• Napa California Real Estate
• Napa CA New Homes
• Napa California New Homes
• Homes for Sale in Napa California

Will be almost impossible for a new home builder or developer because it takes time to build power under a site or “Google Juice” as it is often referred to.

When I moved out here and joined Craig and Tracey in their real estate business, I was given one prime directive – Get our site to the top of Google. We’re getting there. I just Googled – san ramon real estate – and see that our site comes up in the #2 spot.

It’s taken two years of consistent effort to accomplish that and build our traffic to the point it is today – 6000+ unique visitors a month.

I don’t see anyone in Napa, CA or American Canyon employing our Internet marketing strategy for real estate. There could be a real opportunity for a motivated savvy Realtor or real estate agent that wants to dominate Google for real estate searches in Napa, but it will take time to build it.

This is a race where the tortoise wins not the hare.
